OneFamily Lifetime Mortgages

OneFamily’s flexible Lifetime Mortgages aimed at the non-traditional equity release customers are available to UK residents aged between 55 and 100.  
OneFamily offer an Interest Roll-up, Voluntary Payment and Interest Payment lifetime mortgage. This means your clients have the choice of rolled up interest or flexible payments to the initial loan amount or interest.

Key Features

  • Clients can borrow from £10,000 to £750,000
  • Minimum property value of £70,000. Unlimited maximum value, with a referral for any property over £2,000,000
  • Choice of fixed or variable interest rate
  • No affordability assessment
  • Downsizing protection
  • Simple Early Repayment Charge calculation
  • Allows family members to make payments to the initial loan or interest repayments (payments must come from the borrower)

Products explained

Interest Roll-up

The Interest Roll-up product allows your client to release money without having to worry about having to repay anything during their lifetime.

For clients who:

  • Want to take a set lump sum
  • Are not concerned about the impact of interest roll-up
  • Have no family with concerns about their inheritance
  • May be looking to mitigate IHT
  • Want to discharge outstanding debts carried into retirement but don't have the ability to make any monthly interest payments.


Voluntary Payment

The Voluntary Payment product allows your client to repay up to 10% of the initial loan amount each year, without incurring an early repayment charge. 

For clients who:

  • Have concerns about the impact of the interest roll-up, and how this will erode the equity in their property
  • Have family who are concerned about the impact of roll-up on their inheritance
  • Have outstanding mortgage debt they wish to continue to pay down in retirement
  • Like the idea of paying something off the debt but can't commit to regular payments
  • Are looking for flexibility in managing their finances in retirement.

Interest Payment 

The Interest Payment product allows your client to pay up to 100% of the monthly interest on the loan for a period of their choice. The minimum amount of interest they can pay is £25 and the maximum is the whole of the interest, which your client must select at the outset. 

Clients who:

  • See avoiding the impact of interest roll-up as a top priority
  • Are looking for the discipline of a regular monthly payment to pay some or all of the interest
  • May have been used to making monthly payments on their mortgage in the past
  • Want to continue borrowing into retirement and can’t continue their current interest only borrowing with their mainstream lender
  • Are looking for an interest only loan for a house purchase
  • Are looking to help their child with a deposit for a house purchase where the child would like to help service the interest on the loan.
