Our Products and Key Criteria

Residential

  • Purchase up to 95% loan to value (LTV)
  • Remortgage up to 90% LTV
  • Capital repayment up to age 85 available subject to LTV
  • Interest only mortgages: maximum 75% LTV up to age 70 and 60% LTV up to age 80. Part capital repayment part interest only available
  • Shared Ownership up to 95% share and 75% property value
  • Self employed: 1 year’s accounts considered on selected products up to 80% LTV

Buy to Let

  • Top Slicing product available up to 80% LTV (earned income and rental income), rental income alone must be 100% of the product pay rate calculated on an interest only basis

  • Standard Business Buy to Let available up to 75% LTV, professional landlords but not limited companies

  • FCA Regulated Family Buy to Let available up to 75% LTV (property to be let to a close relative)

  • Consumer Buy to Let available up to 75% LTV, subject to product availability

  • Rental income: 125% of the monthly mortgage interest calculated at 5.5% or 2% above pay rate, whichever is the higher, except Business Buy to Let higher rate tax payers on house purchase or remortgage with capital raising, where rental income must be 145% at 5.5% or 2% above pay rate, whichever is the higher

  • Maximum mortgage term 25 years up to age 85

  • Business Buy to Let portfolio size: up to 5 with us (max overall £1m borrowing) and up to 15 with other lenders
