With no credit scoring and all cases manually underwritten, the Swansea BS offers a unique, personal and tailored approach to mortgage lending. For example, for self-employed customers, the Society will work closely with the customers accountants and consider various sources when assessing income. Retained earnings and one off items can be added back into the income figures where relevant and other provable sources of income can be used to calculate the customers true income. The Society does not just look at net profit when assessing the customers income.
The Society’s mortgage product range was recently reviewed, and new products have been launched aimed at those who are self-employed, / customers in a role requiring a professional qualification (up to 90% LTV), households whose income is in excess of £100k, retired home owners over 55 (term up to age 85) and those looking for a Buy to Let / Holiday Let mortgage. The Swansea BS can also assist customers looking for a short-term bridging facility to move home, those buying at auction, those looking to add a guarantor to a mortgage and / or those who have an agricultural restriction on the property and are looking for a mortgage. (The Society’s products are limited to properties in Wales/Welsh Borders although cases in England for high net worth customers will be considered on a case by case basis.)
