  • You’re in your peak earning years: Even small overpayments now can make a big dent.
  • You’re building equity: That’s the portion of your home you truly own. More equity = more options.
  • You’re future-focused: Paying off your mortgage early can free up cash for travel, investments, or helping your kids with uni fees. 

Jargon-free tips to pay down your mortgage faster

  • Overpay monthly. Add a little extra to your monthly payment - even £100 a month can shave years off your term. Check your lender’s rules: many allow up to 10% extra per year without penalty.
  • Use lump sums wisely. Got a bonus, inheritance or tax refund? Consider putting part of it toward your mortgage.  
  • Remortgage smartly. If your fixed-rate deal is ending, shop around. A lower interest rate means you could keep payments the same but pay off more of the actual amount you borrowed.
  • Offset mortgages. If you’ve built up savings, consider an offset mortgage. Your savings reduce the interest you pay, without locking your money away.
  • Shorten your term. If you can afford it, switching to a shorter mortgage term (e.g. 15 years instead of 25) means less interest paid overall. Just make sure it fits your lifestyle and budget. 

Watch out for: 

  • Early Repayment Charges (ERCs). Some lenders charge fees if you pay off too much too soon. Always check your mortgage agreement.
  • Stretching your finances too thin. Paying more is great - but not if it leaves you short for emergencies, holidays or family expenses.
