Digital Home Survey

  • The only Legal & General partner in Northern Ireland
  • Province-wide coverage from a team of RICS Registered Surveyors

The benefits of Digital Home Survey far outweigh those of a traditional homebuyer survey:

  • This new report comes with photographs taken by the surveyors to highlight their findings
  • This makes it easier to understand and the clear digital layout saves your client from wading through printed documents
  • Digital Home Survey is completed on an iPad and dispatched to your customer in a sharable format in a start to finish digital process

Since launch in 2004 Express Surveyors has established a UK-wide reputation for the highest standards of professionalism and quality. A trusted team of risk-averse professionals rely on local property relationships and a depth of knowledge built up over decades to ensure the integrity of reporting and risk management.

What's featured in the survey?

Using start-to-finish digital technology, a surveyor will send the report straight back to your computer or digital device in a couple of days, not weeks.

After all, we know that when purchasing a house, no one wants to be waiting unnecessary time for a report to be completed.

  • Get a quote for your Digital Home Survey and purchase it online today, no need to call us or fill lengthy forms
  • Issues will be reported with a traffic-light system and listed by importance with photographs to clearly illustrate them
  • Receive the report directly to your smartphone, tablet or computer, share it with anyone with just one click of a button
  • Investing in a Digital Home Survey will give you peace of mind and put you in control on your journey to your new home.

What you’ll learn from your Digital Home Survey

Our RICS surveyor will have a broad knowledge of your chosen area, types of local property, and issues to look out for. You can trust their detailed assessment to give you confidence by being completely sure of what you’re buying.

During the inspection the surveyor will look over the roof, walls, pipes, timber, and other aspects of the house making sure everything’s in order. The report will also include:

  • Legal considerations like planning permission and building regulations which you can share with your solicitor.
  • Environmental concerns including smells, electricity pylons and flight paths.
  • Health hazards, like asbestos.
  • An inspection of boilers and electrics to check if test certificate updates are available or needed.

Our Digital Home Survey process

Step 1 - Get a quote

The first step is to answer our short online questionnaire. If the property is suitable for a Digital Home Survey, you can proceed online and purchase the survey directly. Once the survey has been purchased, we'll contact the seller of the property you are purchasing within 24 hours and arrange a date to visit the property.

Step 2 - Assessment

Once the survey has been booked for a convenient time, the surveyor will ring you to discuss any queries or burning questions you may have. Our expert RICS surveyors will inspect the property as quickly as possible and will keep you informed throughout the process.

Step 3 - The report

You should receive a report within 48 hours of survey completion. The surveyor will contact you again, to address any issues or concerns. If any defects or issues are uncovered during the survey, there is link to a 3rd party provider within the report, where you can source tradespeople to cost any repairs.

Choosing the right survey for you

What’s the difference between a Digital Home Survey and a RICS Home Survey Level 2 (previously known as Homebuyer report)?

In the past, the only way to find out about your new property was to have a RICS Home Survey Level 2 (Homebuyer report). However, times have changed, and technology has enabled us to develop a new digital type of report, still produced by the same RICS qualified surveyors, but much faster. Gone are the days where the surveyor had to go back to their office and type up a report before posting it to you. Now you can expect a Digital Home Survey to be sent straight to your smart device in a far quicker and user-friendly fashion.

When considering which survey is right for you, not only do you have to consider how quickly you want to receive the survey, but also how much support you can expect along the way. Digital Home Survey is a visual report, which records images of the inspected areas and any potential issues. If you choose to act on any of the report's findings, you can send the images to your conveyancer or tradesperson of choice directly from the Digital Home Survey report, without having to wait for lengthy call out times, saving even more of your time!
