Who we are

RAW Capital Partners is a specialist lender and boutique asset management firm based in Guernsey, with offices in London and Southampton. 
 
Established in 2015, we focus on providing property finance to underserved customers, who are unable to access property finance through the high street. We offer unregulated lending via the RAW Mortgage Fund to both UK and non-UK resident individuals purchasing, refinancing or releasing equity from buy-to-let property in the UK, regardless of the complexity of their circumstances. 
 
We provide both long-term and short-term finance, priding ourselves on delivering a personalised, bespoke lending service. Our team is readily available by phone and always happy to discuss any challenges brokers and clients may be facing. 
 
In 2025, we achieved our most successful year to date as we increased our maximum loan-to-value (LTV) from 55% to 70% and launched a range of mortgage products for UK resident borrowers.

What we do

We lend to foreign nationals, UK expats and UK residents who require finance on completed or near-completed residential property in the UK.

Property and loan criteria

  • Lending against completed or near-completed residential property
  • Interest-only loans with terms of up to 10 years
  • Loan sizes from £100k to £4m
  • Up to £10m of total lending to a single counterparty
  • Up to 70% loan-to-value (LTV)

Fees and flexibility

  • Typical arrangement fees 1.5% of gross loan amount
  • All applications considered
  • No stress testing
  • First annual capital repayment free (up to 10% of the outstanding loan balance)
